As said elsewhere, other residents of Gravesham (most of which is rural) also want to, and are entitled to, access and use the station. You are trying to plonk an inner city type area into a predominantly rural one. You must not disadvantage and alienate existing residents of the area.

Need to not be crowded - need to be able to maintain social distance. Having outsiders walk through and use recreational facilities threatens actual residents.

Make sure you don't overdo the shops and retail units and they end up just shuttered voids. Be careful about noise nuisance to residents from late night revellers.
