Ebbsfleet Central East will provide a wide range of housing types spread across Northfleet Rise and Station Gardens, which will be different from the housing delivered in other parts of the Garden City. 

The housing types include riverside apartments and townhouses along the River Ebbsfleet and denser apartment blocks close to the International Station.

The density and height will vary from 2-3 storey townhouses up to 8-10 storey apartment blocks. 

Residential parking will be provided on site in line with EDC Parking Standards and private and communal amenity spaces will ensure that every resident will have access to amenity space. 

The ground floors of residential buildings along key routes will be active with a diverse range of uses including retail and cafes to make sure these are safe and vibrant at all times. 

The proposals include 35% affordable housing in line with adopted and emerging planning policy for Dartford Borough Council and Gravesham Borough Council. For both private and affordable housing, a mix of house and apartment sizes and tenures will be provided to attract a diverse demographic to the new community.

Jobs

Ebbsfleet Central East will also provide a wide variety of jobs with commercial space focused around the International Station alongside retail, food and beverage. The commercial space will be made up primarily of offices.

There will also be leisure, retail and community facilities to complement the commercial offer and ensure that the place is vibrant and dynamic. It will offer flexible workspaces and aim to become an innovative sub-regional hub benefiting from its unparalleled connectivity with the rest of the country.

Ebbsfleet Central's Station Gardens will welcome all domestic and international arrivals with diverse public spaces of high civic quality and commercially focused activity. A rich mix of uses including retail, education and health & wellbeing will give a unique character to the area and signal the gateway to Blue Lake which is planned to be a leisure destination.

Community and Public Realm

The public and green spaces proposed will be carefully planned and designed to promote safe, healthy and active lifestyles in the Garden City. They will be surrounded by residential, commercial, community and leisure facilities and will connect to the surrounding communities and landscape via clear and enjoyable pedestrian routes. Well-designed play areas and multipurpose public realm of high civic quality will provide spaces for all generations to use and enjoy.

Healthcare & Wellbeing 

 

Ebbsfleet Central East will include two important community health & wellbeing facilities: a Health & Wellbeing Hub and a Diagnostic Centre. These two facilities, together with space for  business, education and research will make up a world-class, Health, Education & Innovation Quarter.

The exciting proposals for a Health & Wellbeing Hub will provide primary care for the Garden City alongside a range of local health and community wellbeing services, all available at a single hub. EDC is currently working with the Kent and Medway Clinical Commissioning Group and other local health partners in developing more detailed plans for the Health & Wellbeing Hub which will be presented in a separate consultation in the coming months. 

The Community Diagnostic Centre will bring services such as X-Ray, MRI and CT scans out of a hospital setting into the community, relieving pressure on our local hospitals, whilst improving accessibility and convenience for our residents

These facilities have been located around the public square in Station Gardens as this is a central location within the Garden City and is in close proximity to public transport.

Active frontages and Night Time Strategy

In Northfleet Rise, the pedestrian route between Ebbsfleet International Station and the future connection to Northfleet will be activated with retail and services at ground floor as well as leisure facilities and small businesses. These active uses will also ensure that the open spaces (local wildlife site and river valley) are well overlooked and safe at all times.

In Station Gardens, the ground floors surrounding the main public spaces will include shops, cafes, restaurants and bars, alongside community uses. The major pedestrian routes will also be reinforced with active uses and landscape elements to make these routes active and vibrant.
