Ebbsfleet Central is located in a challenging area of the Garden City with existing transport elements including three railway corridors, major roads and the A2 junction and the natural environment including changes in ground level, the River Ebbsfleet and a local wildlife site. These must all be carefully considered as they act as natural barriers fragmenting the area.
Within Ebbsfleet Central East (on the eastern side of the railway) the waterways and three railway stations serving: Ebbsfleet International, Ebbsfleet Domestic and Northfleet stations dominate the area. There are also a number of car parks (A, B & C) which serve the International Station (approximately 2,525 spaces). The car parking provided will be rationalised and distributed across multi-storey car parks as part of the proposals to release more land for development.
This masterplan represents an incredible opportunity to shape the future heart of Ebbsfleet Garden City and to develop some innovative projects and inclusive spaces while complementing the existing communities surrounding the site.
Relocating the station car parking to release land and create a new centre for the Garden City
The proposals will re-provide the station car parks in Northfleet Rise and the Station Gardens. This reprovision would include:
- A multi-storey car parking facility and an underground car park in Station Gardens. On top of the underground car park will be a public square which will connect to the unfinished bridge which spans the railway line.
- A multi-storey car parking facility in Northfleet Rise.
To ensure a high quality development, these car parks could include development wrapping the structure or green walls so that they can be integrated into the new development. This space could be used for offices and smaller units for small or start-up businesses.
