Masterplan Principles

Ebbsfleet Central East masterplan follows a series of key design principles:

  • Long-term flexibility to allow the proposals to change over time to meet the needs of residents and businesses

At the heart of the proposals lies the landscape vision of the City Gardens. Along this green spine a series of active frontages and key connections to existing communities and destinations give life to a distinct public realm for both residents and visitors.

Character Areas

Eight character areas, each one with its own unique focus and activation strategy, will compose a vibrant new community.

Land Use & Heights

A flexible land use and building height strategy will establish Ebbsfleet Central East as a sustainable place to live and work. Public spaces and key routes will be activated by a diverse mixture of retail, leisure and community facilities.

The proposals have been developed to establish locations for certain land uses such as multi-storey car parks and the Health & Wellbeing Hub. For land uses including homes, employment and community space the strategy is more flexible, allowing us to alter the scale and location of different uses.

Movement & Transport

With excellent railway connectivity to London and the rest of the UK and Europe, Ebbsfleet Central East will be a well-integrated transport hub based on public transport and active travel.
